Hello

I am undertaking an investigation to find out what a World's Best Practice organisation within the confines of a commercial office tenancy consumes in terms of resources such as energy, waste, paper, water and travel. There are many commercial building benchmark/tools for base building energy, gas and water consumption but little or nothing on tenancies.

It is within tenancies where the bulk of resources are consumed with respect to commercial office building operations. Tenants also can have little to no influence over base building operations (unless of course they are the principal tenant).

The scope of my enquiry will attempt to bring together environmentally sensitive design features enhanced by environmentally positive behaviours. The Victorian Government agency I work for has outstanding environmental results but its difficult to know how good when compared to others. Some examples of this include a 5 Star National Australian Built Environment Rating scheme; a 95% recycling rate; approximately 6 reams of paper per year per staff member and 95% commuting by sustainable modes (25% on foot and bicycle).

I have researched largely online and found nothing to date. Could someone point me in the direction of case studies or other literature of good organisational performance across energy, waste, water, paper and transport practices with particular emphasis on those within tenancies rather than at a building as a whole basis?
