I'm looking for guidance as to how to categorize the private sector for some research about site maintenance. For example: Light manufacturing, retail outlets, educational institutions, apartments etc... Other categories?

You might take a look at the SIC manual (Standard Industrial Classification) from OSHA http://www.osha.gov/pls/imis/sic_manual.html, or perhaps your local zoning code which may list uses by types of business, institution, etc.
